Former MLA Sandeep Naik has demanded that the recently imposed exorbitant transfer fees by CIDCO be cancelled and that the cidco homes be made freehold.

On April 2, 2025, Naik sent a letter to the Chief Minister, both Deputy Chief Ministers, the Urban Development Department, and CIDCO, urging them to take action on this matter.

“According to the new rules introduced by CIDCO, the fees for property transfers have been significantly increased. The transfer fees for residential properties have been raised by 5% to 10%, while commercial properties have seen a drastic 50% increase. These new rates came into effect on April 1, 2025, impacting property transactions in Digha, Airoli, Ghansoli, Koparkhairane, Vashi, Sanpada, Juinagar, Nerul, and CBD-Belapur. This increase is expected to directly affect property buying and selling, making it unaffordable for the common citizen,” said the former MLA.

The decision to make CIDCO-owned homes freehold was taken in the Board of Directors meeting in October 2024. In line with this resolution, citizens have been demanding that the government immediately roll back the increased property transfer fees and implement the freehold policy for CIDCO homes. Naik, in his letter, has urged the government to cancell the hike in CIDCO property transfer fees and provide relief to the general public.
